Below is a snapshot of what happened in the Everett housing market for single family homes in October 2024, reflecting activity from September 2024 compared with the previous year.


The Everett housing market for September 2024 showed several notable trends. The median sales price rose to $695,000, which represents a 9% increase from the previous year’s $634,995. This increase reflects continued appreciation in Everett home values.
Homes were selling for 99.4% of their original list price, just slightly below full asking price, which still shows strong buyer demand in the market.
Homes also stayed on the market a little longer compared to the previous year. The average days on market increased to 12 days, which is about double the 6 days recorded the previous September. Even with that increase, homes were still selling relatively quickly overall.
The number of closed sales declined slightly to 89 homes, which is a 10% decrease compared to the previous year’s 99 sales.
At the same time, inventory increased. There were 110 homes available for sale, representing a 35% increase in available homes compared to the previous year. This increase in supply gave buyers more options in the Everett market.
The average price per square foot increased to $433, which is a 15% increase, reflecting rising home values across the area.
Overall, Everett continued to show a healthy housing market with rising prices and strong demand. Buyers saw more options with the increase in inventory, while sellers were still benefiting from homes selling close to asking price.
