Below is a snapshot of what happened in the Everett housing market for single family homes in February 2025, compared with the same time last year.

Everett’s market continued to strengthen, with the median home price rising 14% to $686,000. This increase shows that home values in Everett were continuing to trend upward as buyer demand remained steady.

Homes took a little longer to sell compared to the previous year, with days on market averaging 28 days, but properties were still selling very close to asking price at 98.8% of the original list price.

Closed sales increased 3% to 67 homes, showing that buyers were still active in the market despite the shift in inventory levels.

The average price per square foot climbed to $407, a 7% increase year over year, indicating that buyers were still willing to pay more per square foot for homes in Everett.

The biggest shift in the market came from inventory. There were 101 homes for sale, which represents a 141% increase compared to the previous year. This gave buyers more options than they had seen in prior months.

Overall, Everett continued to show strong price growth while inventory began expanding. This created a mix of opportunity and competition for both buyers and sellers navigating the market.
