Below is a snapshot of what happened in the Everett housing market for single family homes in April 2025, compared with the same time last year.


Everett’s median sales price jumped 12% to $725,000, which is a solid bump from last year and shows continued strength in buyer demand.
Homes are still moving quickly, with days on market averaging just 6 days. That is 50% faster than this time last year, which tells us buyers are still acting fast when the right home hits the market.
Inventory has nearly doubled, with 107 homes available, which is up 91% from last year. This is good news for buyers because there are more options to choose from, but it also means sellers need to be thoughtful about pricing and presentation if they want their home to stand out.
Even with more homes on the market, closed sales increased 12%, showing that buyer demand in Everett remains strong.
One interesting shift is that price per square foot dipped 2%, while homes are still selling for 100% of the original list price on average. That suggests buyers are being a little more selective and negotiating a bit more carefully even though prices overall are still rising.
The bottom line is that the Everett market remains active and competitive, but we are starting to see some subtle shifts. Sellers still have strong demand, but preparation and smart pricing matter more as inventory grows. Buyers have more choices than they did a year ago, but when the right home comes along, decisions still need to be made quickly.
