Marysville Washington Housing Market Update
August 2025
Quick Take
This Marysville housing market update is part of my Market Monday series, where I break down what’s actually happening in our local market and what buyers and sellers are experiencing right now.
In this update, we’re looking specifically at single family homes in Marysville and how the market has been shifting compared to last year.
More homes are hitting the market, which means buyers have more options than they did during the tighter inventory conditions we saw previously. At the same time, homes are still moving quickly when they are priced correctly.

Inventory in Marysville has increased compared to last year, giving buyers more homes to choose from across several price ranges.
Homes are still selling quickly overall, but they are taking slightly longer than they did during the most competitive periods of the market.
Prices have remained relatively steady, with only small changes compared to the previous year. Price per square foot has dipped slightly, which can happen as more inventory enters the market and buyers have more choices.
Overall, the Marysville market still feels active, but buyers are beginning to see a little more breathing room than they had before.
