This Everett housing market update looks at residential resale activity across the city and highlights a few key indicators including price trends, inventory levels, and how quickly homes are selling.

Everett Market Snapshot – July 2025

In July 2025, residential resale homes in Everett were averaging $413 per square foot, which was down 3.7 percent compared to July 2024.

The median list price across the city was $715,000, which represents a 1.4 percent increase year over year.

Inventory saw the largest change. Everett had 211 resale homes available, which was up 75.8 percent compared to July 2024.

Even with that increase in inventory, homes were still selling quickly. The average days on market was just 6 days, which was unchanged from the previous year.

What These Numbers Suggest

The increase in inventory shows that more homes were coming onto the market compared to the year before, giving buyers more options across Everett.

At the same time, homes were still selling quickly, which suggests that buyer demand remained strong when homes were priced appropriately.

Price per square foot softening slightly while the median list price held steady can sometimes indicate buyers are being a bit more selective or negotiating more than they were previously.
