This analysis is based on my review of Everett single-family home market data and year-over-year trends.

Below is a snapshot of what happened in the Everett housing market for single-family homes in December 2024, reflecting activity from November 2024 compared with the previous year.

The Everett housing market for November 2024 showed solid growth and steady activity. The median sales price reached $730,000, which represents a 22% increase compared to the previous year, highlighting continued appreciation in home values.

Homes sold in an average of 16 days on market, which is slightly longer than the 14 days recorded the previous November, but properties were still selling very close to their asking price, with sellers receiving 99.1% of the original list price on average.

There were 99 closed sales, marking a 55% increase compared to the previous year, showing strong buyer activity across the Everett market.

Inventory also increased, with 133 homes available for sale, representing a 57% increase compared to last year. This gave buyers more choices than they had previously, though Everett remained a competitive housing market overall.

Looking at activity by price range, the $650,000 to $849,999 price range saw the most activity, with 35 homes sold, representing a 118.8% increase compared to the previous year.

The luxury segment also experienced significant growth. Homes priced above $1,150,000 recorded 9 sales, up from just 1 sale the previous year, which represents a 700% increase.

Overall, Everett continued to show strong demand and rising values. Buyers had more options compared to the previous year, but with homes still selling quickly and close to asking price, the market remained competitive.
