Below is a snapshot of what happened in the Everett housing market for single family homes in March 2025, compared with the same time last year.


Everett’s market continues to gain momentum, with the median sales price rising 5% to $738,000. This increase shows that home values in Everett are continuing to hold strong.
Homes are still selling quickly, with an average of just 8 days on market. While that is slightly longer than last year, homes are still moving very fast when priced appropriately.
Closed sales increased 14%, which means more homes actually sold compared to the previous year. This indicates that buyer demand remains steady in the Everett market.
Inventory also saw a major shift. The number of homes available increased 114%, giving buyers more options than we have seen in previous years.
At the same time, price per square foot increased 5% to $401, showing that buyers are still willing to pay more per square foot despite the increase in inventory.
Overall, Everett continues to be a competitive housing market. Homes are still selling quickly and prices remain strong. With inventory growing, buyers may see more opportunities, but demand is still keeping the market active.
