Marysville Washington Housing Market Update

The Marysville housing market closed out the year with steady pricing and slightly more homes available for buyers.
Prices moved up modestly compared to the previous year, while homes took a little longer to sell. At the same time, inventory increased slightly, giving buyers more options than they had seen earlier in the year.
Overall, the market remained active, but it was beginning to show signs of slowing slightly compared to the extremely competitive pace buyers experienced in earlier periods.
Marysville’s median home price moved up to 644,925 this month. That small increase suggests stable pricing rather than a rapid jump in home values.
Homes were taking a little longer to sell compared to the previous year, with the typical home spending about 26 days on the market. While that pace is slower than earlier in the year, it still reflects a market where well-priced homes continue to attract buyers.
Inventory also increased slightly, with more homes available compared to the previous year. That gave buyers a bit more flexibility and choice when looking at homes across different price ranges.
Even with homes taking slightly longer to sell, sellers were still receiving close to their asking price on average. That signals that demand was still healthy when homes were priced appropriately.


What the Price Ranges Were Showing
Looking across the different price ranges in Marysville, the most noticeable activity this month happened in the middle and upper-middle part of the market.
Homes priced between roughly 750K and 1.05M saw a significant increase in sales compared to the previous year. This range represented some of the strongest activity during the month and helped push the overall median price higher.
At the same time, the lower price ranges saw fewer transactions compared to the previous year. This doesn’t necessarily mean demand disappeared, but it may indicate fewer homes available at those lower price points.
Higher priced homes above 1.05M remained a much smaller portion of the market overall, which is typical for Marysville.
Taken together, the data suggests that buyers were continuing to focus heavily on the middle price ranges where inventory, home size, and affordability tend to meet.
