Lynnwood continues to show activity across multiple parts of the market, but not every property type is moving at the same pace.
The residential resale market remains active across several price points, particularly between $700K and $1.049M where most of the sales activity occurred in May.
New construction posted strong contract activity relative to available inventory, while condos and townhomes continue to offer buyers a larger selection of available homes.

Lynnwood finished May with 298 homes available for sale, 134 homes under contract, and 98 closed sales.
Homes that sold spent a median of 11 days on the market and closed at 98.7% of their original list price. The median sales price reached $780K.
Pending sales outpaced closed sales by a significant margin in May, suggesting a large number of transactions are still working their way through the closing process.

There were 37 new construction homes available for sale during May, with 35 homes going under contract and 18 homes closing.
The median sales price was $669,990 and sold homes closed at 98.5% of their original asking price after a median of 13 days on the market.
New construction generated almost as many pending sales as active listings, making it one of the most active housing categories in Lynnwood this month.

Lynnwood condo inventory reached 89 available units with 30 homes going under contract and 21 closed sales.
Sold condos spent a median of 18 days on the market and closed at 97.6% of original list price. The median sales price was $475K.
Condo inventory remains one of the largest housing categories in Lynnwood, giving buyers more options than many other property types.

Townhomes ended June with 85 homes for sale, 40 homes under contract, and 24 closed sales.
Sold townhomes spent a median of 18 days on the market and closed at 98.8% of original list price. The median sales price reached $664,990.
Townhomes recorded more pending sales than condos despite similar inventory levels, making this one of the more active attached housing categories in Lynnwood.

Five homes were available for sale, eight went under contract, and three homes closed.
Sold homes spent a median of just one day on the market and received 100% of original list price. Homes that went pending averaged nine showings before securing a buyer.
This was the fastest-moving price range in Lynnwood during May.

Sold homes spent a median of 13 days on the market and closed at 98.0% of original list price. Homes averaged 14 showings before going pending.
This price range produced the highest number of closed sales in Lynnwood during May.

Homes sold in a median of 7 days and achieved 99.5% of original list price. Pending homes averaged 9 showings.
This price range tied for the highest number of closed sales while also maintaining one of the fastest marketing times.

There were 13 homes for sale, 2 pending sales, and 7 closed sales.
Sold homes spent a median of 12 days on the market and closed at 100% of original list price. Homes averaged 6 showings before going pending.
Closed sales outpaced pending activity in this range during May.

Eight homes were available for sale, three homes went under contract, and three homes closed.
Sold homes spent a median of 3 days on the market and closed at 98.5% of original list price. Homes averaged 10 showings before securing a buyer.
Luxury sales finally had a few sold properties in May and has the smallest amount of inventory and also with 3 days on market tells me that the homes that finally sold after my last two months of no data in this range were new listings that came up on the market and sold quickly.
