Bothell Housing Market Update June 2026

The market insights in this report are based on NWMLS data analyzed by Brandice Raybourn. This report breaks down local housing activity by housing type and residential resale price range. While these trends help explain what is happening across the market, individual neighborhoods, properties, and price points can behave very differently. Quick Take

The first thing that jumped out at me this month was the luxury market.

Properties priced above $1.25 million had 69 active listings, but only 24 homes went under contract. That is a very different inventory picture than some of the lower price ranges where available inventory was much tighter.

At the same time, luxury homes that did sell still moved fairly quickly, taking a median of just 7 days to sell.

Something interesting is happening here. Inventory is building at the top end, but the homes that are priced well and show well are still finding buyers.

Let's look at where activity is happening.

Whole City Snapshot

Bothell finished May with 476 active listings, 135 pending sales, and 135 closed sales.

The median sales price came in at just under $1 million at $999,999, while the median days on market was 16 days.

Sellers accepted about 1.8% less than their original asking price on average.

For a city approaching 500 active listings, homes are still moving at a fairly healthy pace. A median market time of just over two weeks suggests buyers remain active, but they are also negotiating more than they were during the peak frenzy years.

As always, the median sales price reflects the mix of homes that sold during the month and does not necessarily mean overall home values increased or decreased.

New Construction

New construction continues to operate in its own world.

Builders had 90 homes available, but only 13 homes went under contract during the month. Meanwhile, 22 new construction homes closed.

The median days on market was 48 days, which was significantly longer than the resale market.

What stands out here is the negotiation factor. Builders ultimately accepted nearly 5% less than original asking price on average.

That does not always show up as a direct price reduction. It can often appear in the form of rate buydowns, closing cost credits, appliance packages, upgrades, or other incentives.

Townhomes

Townhomes had 115 active listings, 13 pending sales, and 15 closed sales.

The median days on market was 16 days, matching the overall city average.

Sellers accepted roughly 3.3% less than their original asking price.

Townhomes continue to occupy an interesting middle ground. They are often viewed as an alternative to both condos and detached homes, which means buyers tend to compare them against multiple housing types before making a decision.

Condos

Bothell's condo market had 133 active listings, 21 pending sales, and 23 closed sales.

The median days on market was 31 days, nearly double the pace of the overall city.

Sellers generally accepted about 2.4% less than their original asking price.

Condos continue to face more competition than many single-family homes. Buyers have more options, more time to compare properties, and appear to be negotiating more aggressively.

Residential Resale Homes

These price ranges are based on residential resale data only, and the showing numbers are based on closed properties. Active listings on the market may be having a different experience.

Residential Resale Under $699K

This price range remains extremely competitive.

Only two homes were available for sale while three homes went under contract and three homes closed.

Homes sold in a median of just 5 days and sellers received 100% of their original asking price.

The most interesting number may be the showing activity. Closed homes required a median of 12 showings before going pending.

Residential Resale $700K to $849K

This range was remarkably balanced.

There were 12 active listings, 11 pending sales, and 8 closed sales.

Homes sold in just 6 days and sellers accepted about 1% less than their original asking price.

What caught my attention here was the relationship between inventory and demand. Pending activity almost matched available inventory, which helps explain why homes continued moving quickly.

The median property required about 7 showings before finding a buyer.

Residential Resale $850K to $1.049M

This was one of the busiest ranges in Bothell.

There were 32 active listings, 17 pending sales, and 19 closed sales.

Homes sold in a median of 14 days while sellers accepted about 2.2% less than their original asking price.

The median showing count was 13 before a successful sale.

This tells me buyers are still very engaged in this range, but they are also taking time to compare options before making decisions.

Residential Resale $1.049M to $1.249M

This range looked surprisingly strong.

There were 41 active listings, 15 pending sales, and 11 closed sales.

Homes sold in only 7 days.

Sellers received 100% of their original asking price on average, and homes needed a median of just 7 showings before going pending.

Those numbers suggest buyers were willing to move quickly when the right property hit the market.

Residential Resale $1.250M+

This is currently where much of the resale inventory is accumulating.

There were 69 homes available compared to 24 pending sales and 25 closed transactions.

Homes sold in 7 median days but achieved 98.3% of original list price.

This remains an active range, but it also represents the largest concentration of available resale inventory in Bothell.

Market Summary

Bothell continues to show signs of a healthy but increasingly segmented market.

The lower and mid-price ranges remain highly competitive with limited inventory and quick sales.

The luxury market has significantly more inventory available, but buyers are still stepping up for well-positioned homes.

New construction and condos continue to experience longer marketing times and more negotiation than the broader resale market.

The biggest takeaway is that not every price range is behaving the same way. Two homes located in the same city can be having completely different experiences depending on price point and housing type.
