Bothell Housing Market Update June 2026

Bothell's overall market remains active, but the story changes dramatically depending on what type of property you're looking at and where you fall in the price spectrum.

Residential resale homes continue moving faster than most other housing types. Meanwhile, condos, townhomes, and new construction are carrying much more inventory and generally facing longer timelines.

The biggest challenge right now appears to be absorption at higher price points and within some of the newer inventory entering the market.

Let's look at where activity is happening.

Whole City Snapshot

The median sales price in Bothell finished May at just under $1M.

There were 476 homes available across all housing types, with 135 going under contract and 135 closing during the month.

Homes that sold spent a median of 16 days on the market and sold at 98.2% of their original list price.

While those numbers suggest a healthy market overall, they don't tell the full story. Different housing types are behaving very differently right now.

New Construction

Builders continue facing a different environment than the resale market.

There were 90 new construction homes available at month end, compared to just 13 homes under contract.

Median days on market reached 48 days.

The median sale closed at 95.2% of original list price.

New construction continues to represent a significant portion of Bothell's available inventory.

Townhomes

Townhome inventory remains elevated compared to current buyer demand.

There were 115 townhomes available, with 13 under contract and 15 sales during the month.

Homes sold in a median of 16 days and achieved 96.7% of original list price.

Buyers currently have plenty of options in this category.

Condos

Condos remain one of the most competitive categories from an inventory standpoint.

There were 133 condos available across Bothell at month end.

Only 21 went under contract and 23 sold during the month.

Median days on market reached 31 days.

Buyers shopping for condos currently have significantly more choices than buyers shopping for residential resale homes.

Residential Resale Homes

When you isolate residential resale properties, the pace becomes noticeably faster.

Many resale homes continue attracting buyers quickly, particularly in the middle price ranges where inventory remains relatively balanced.

Several resale price points posted single-digit median days on market during May, which stands in sharp contrast to what we're seeing in condos and new construction.

The resale market continues to account for much of the activity happening across Bothell right now.

Residential Resale Under $699K

Only 2 homes were available in this entire price range at month end.

Three homes went under contract and 3 sold during the month.

Homes that sold reached pending status after a median of 12 showings and sold at 100% of their original asking price.

Inventory at this price point remains extremely limited.

Residential Resale $700K to $849K

This price range remains one of the most balanced areas of the resale market.

There were 12 homes available, 11 homes under contract, and 8 sales during the month.

Homes sold in just 6 median days and achieved 99% of their original list price.

Activity remains steady without the inventory buildup seen elsewhere.

Residential Resale $850K to $1.049M

This continues to be one of Bothell's busiest resale price ranges.

There were 32 homes available, 17 homes under contract, and 19 closed sales.

Homes sold in 14 median days and achieved 97.8% of original list price.

This range continues to account for a large share of overall market activity.

Residential Resale $1.049M to $1.249M

Inventory increases slightly at this level but buyer activity remains strong.

There were 41 homes available, 15 under contract, and 11 sales during May.

Homes sold in 7 median days and reached 100% of their original asking price.

Despite higher prices, buyers are still moving when the right home enters the market.

Residential Resale $1.250M+

This is currently where much of the resale inventory is accumulating.

There were 69 homes available compared to 24 pending sales and 25 closed transactions.

Homes sold in 7 median days but achieved 98.3% of original list price.

This remains an active range, but it also represents the largest concentration of available resale inventory in Bothell.

Final Thoughts

Looking strictly at the numbers, residential resale homes continue to move at a noticeably faster pace than most other housing types in Bothell.

At the same time, condos, townhomes, and new construction are carrying much larger inventories and longer timelines.

The challenge with market reports is that citywide numbers only tell part of the story.

The experience can look very different depending on your neighborhood, housing type, price range, and even the condition of your home.
