One thing that immediately stands out is the amount of activity occurring at the upper end of the market. Homes priced above $1.25M accounted for 19 closed sales and 22 homes under contract, helping push the city's overall median sales price higher.
At the same time, sellers receiving their full asking price was not consistent across the market. Condos, homes priced between $650K and $849K, and homes priced above $1.25M all averaged 100% of their original list price. Most other housing types and price ranges saw sellers accept less than their original asking price.
Inventory also remains relatively balanced throughout much of the city, although homes priced below $649K continue to have the fewest available listings.
Let's look at the numbers.
The Snohomish housing market finished the month with 246 homes for sale, 91 homes under contract, and 90 closed sales.
The median sales price reached $997,500.
Homes sold in a median of 10 days and sellers received 99.4% of their original list price on average.
While the median sales price sits just under the $1M mark, the activity happening underneath that number varies significantly depending on housing type and price range.

There were 12 new construction homes available, 18 homes under contract, and 7 closed sales.
The median sales price was $629,995.
Homes sold in a median of 14 days and builders received 95.0% of their original list price on average.
New construction continues to represent a relatively small portion of overall inventory in Snohomish, although pending sales outpaced available inventory during the month.

The median sales price was $571,250.
Condos sold in a median of 7 days and sellers received 100% of their original list price on average.
Condos were one of the few housing categories where sellers achieved their full asking price on average this month.

There were 20 townhomes available, 15 under contract, and 6 closed sales.
The median sales price was $599,995.
Townhomes sold in a median of 10 days and sellers received 94.5% of their original list price on average.
Townhomes continue to represent a relatively small portion of Snohomish's overall housing inventory.

There were 5 homes available, 6 under contract, and 4 homes sold.
Homes sold in a median of 25 days and sellers received 97.2% of their original list price on average.
This remains the smallest inventory category among Snohomish resale homes, with only 5 active listings available at the time the data was pulled.

There were 21 homes available, 7 under contract, and 10 homes sold.
Homes sold in a median of 6 days and sellers received 100% of their original list price on average.
This was one of only two residential resale price ranges where sellers achieved their full asking price on average.

There were 29 homes available, 7 under contract, and 16 homes sold.
Homes sold in a median of 13 days and sellers received 98.7% of their original list price on average.
This price range produced the largest number of resale closings during the month.

There were 32 homes available, 12 under contract, and 13 homes sold.
Homes sold in a median of 18 days and sellers received 96.4% of their original list price on average.
This range carried one of the largest inventory counts among Snohomish resale homes and also showed a larger gap between original asking prices and final sales prices than several other price points.

There were 41 homes available, 22 under contract, and 19 homes sold.
Homes sold in a median of 10 days and sellers received 100% of their original list price on average.
This was the strongest-performing resale price range this month based on pending activity and seller pricing performance.

One of the more interesting themes this month is how differently each part of the Snohomish market is behaving.
While the city's median sales price moved up to $997,500, not every housing type or price range experienced the same conditions. Sellers receiving their full asking price was concentrated in a handful of areas, including condos, homes priced between $650K and $849K, and homes priced above $1.25M.
Inventory remains fairly spread throughout the market, although buyers searching for detached homes below $649K continue to have very limited choices available.
The numbers tell us what happened across Snohomish last month. The more interesting question is where your home, neighborhood, or price range fits within those trends.
