Lake Stevens is not one market right now. It is several.
The under $599K range remains the most competitive part of the market with homes selling above asking price and requiring relatively few showings before going pending.
The $600K to $749K range remains the most active price range in the city based on overall activity and closed sales volume.
The $950K to $1.149M range stands out as the only residential resale price range where buyers successfully negotiated below original asking price.
The numbers below show exactly what happened throughout the city in May 2026.
Lake Stevens finished the month with 207 homes for sale, 77 homes under contract, and 63 closed sales.
The median sales price across the city reached $765K.
Homes that sold spent a median of 11 days on the market and sold for 100% of original list price.

New construction inventory remained active throughout the city with 38 homes available for sale during the reporting period.
Builders recorded 5 pending sales and 11 completed sales.
The median sales price came in at $875,990.
Homes that sold spent a median of 125 days on the market and sold for 100% of original list price.

The median sales price was $572K.
Homes spent a median of 28 days on the market and sold for 100.4% of original list price.
Townhomes were the only housing type in this report that sold above original asking price on average.

This price range generated the highest number of closed sales in May.

This range produced nearly the same number of sales as the $600K to $749K range despite fewer active listings.
