Bellevue continues to be a market where price point matters.
While inventory remains elevated across much of the city, the strongest activity this month was not in the lower price ranges. The $2.15M+ luxury market recorded the most closed sales of any residential resale price point in Bellevue and sold above asking price.
At the same time, several mid-luxury price ranges are carrying more inventory and requiring more buyer activity before homes go pending.
The data shows a market that remains active, but not every price point is experiencing the same level of demand.
Bellevue entered June with 644 homes for sale, 147 pending sales, and 115 closed sales.
Homes sold in a median of 10 days and achieved 97.8% of their original asking price.
Median sales price reached $1.59M.
Inventory continues to build across Bellevue, but homes that are priced well are still finding buyers quickly. The citywide median market time remained just 10 days this month.

New construction inventory remains elevated compared to monthly sales activity.
Builders recorded 101 active listings, while 16 homes went pending and 16 homes closed.
New construction homes spent a median of 52 days on the market and sold at 97.2% of original list price.
New construction continues to face more competition than resale homes. Builders have the largest inventory pool in Bellevue and homes are taking considerably longer to sell than many resale properties.

The condo market continues to offer buyers the largest inventory opportunity among Bellevue housing types.
There were 259 condos available for sale compared to 36 pending sales and 39 closed sales.
Median condo pricing reached $663K.
Condo inventory remains abundant compared to other housing types, giving buyers more options and more room to compare properties before making decisions.

Townhomes remain one of the tighter housing categories in Bellevue.
The market recorded 87 active listings, 23 pending sales, and 16 closed sales.
Median days on market came in at 30 days with homes selling at 96.0% of original list price.

This was the smallest resale inventory category in Bellevue this month.
Only 8 homes were available for sale, with 3 pending sales and 3 closed sales.
Homes sold at 94.4% of asking price.
This remains one of the smallest resale categories in Bellevue, which is not surprising given the city's overall price point.

This range recorded 13 pending sales and 8 closed sales while maintaining just 5 median days on market.
Homes sold at 98.9% of original asking price.
Despite increased inventory, buyers continue moving quickly when homes are priced appropriately in this range.

This price range carried 40 active listings, the highest inventory level among Bellevue resale categories.
Despite the inventory, homes still sold in a median of 7 days.
This price range currently carries the largest amount of resale inventory in Bellevue, making it one of the most competitive categories for sellers.

This range recorded 5 closed sales with homes selling at 100% of original asking price.
Median days on market was just 4 days.
While sales volume was modest, buyers who did purchase in this range paid full asking price on average.

Homes sold in a median of 4 days and achieved 100.7% of original asking price.

Bellevue remains active, but the strongest performance this month came from the luxury market.
While several mid-range luxury price points are carrying substantial inventory, buyers continue to move quickly when the right properties come to market. The $2.15M+ market was particularly strong, recording the highest number of sales and some of the fastest selling times in the city.
The data tells you what happened. It does not tell you what to do next.
