Bellevue Housing Market Update June 2026

Quick Take

Something interesting happened in Bellevue this month.

The luxury market was not slow.

In fact, homes priced above $2.15 million were among the fastest-moving properties in the entire city, taking a median of just 4 days to sell while receiving slightly above their original asking price.

Meanwhile, several lower price ranges were seeing larger discounts from original list price and requiring more buyer showings before finding a buyer.

That's not the story many people expect right now.

 

Bellevue Whole City Overview

Bellevue had 644 homes for sale, 147 under contract, and 115 sold homes in May.

The median sales price was $1,590,000, with homes taking a median of 10 days to sell.

Sellers received 97.8% of their original list price, which means they accepted about 2.2% less than their original asking price on average.

That is still a pretty strong citywide number, but with 644 active listings, buyers clearly had more choices than they did in tighter markets.

Bellevue New Construction

New construction inventory remains elevated compared to monthly sales activity.

Builders recorded 101 active listings, while 16 homes went pending and 16 homes closed.

New construction homes spent a median of 52 days on the market and sold at 97.2% of original list price.

New construction continues to face more competition than resale homes. Builders have the largest inventory pool in Bellevue and homes are taking considerably longer to sell than many resale properties.

Bellevue Condos

Bellevue condos had 259 homes for sale, 36 under contract, and 39 sold homes.

The median sales price was $663,000, with a median of 20 days on market.

Sellers received 96.6% of original list price, meaning they accepted about 3.4% less than their original asking price.

Condos had the largest inventory count of the housing types, so this is definitely an area where buyers appear to have more options.

Bellevue Townhomes

Bellevue townhomes had 87 homes for sale, 23 under contract, and 16 sold homes.

The median sales price was $762,500, and townhomes took a median of 30 days to sell.

Sellers received 96% of original list price, meaning they accepted about 4% less than their original asking price.

That was the softest seller performance among the housing types this month.

Residential Resale Market by Price Point

These price ranges are based on residential resale data only, and the showing numbers are based on closed properties. Active listings on the market may be having a different experience.

Under $1.199M

This range had 8 homes for sale, 3 under contract, and 3 sold homes.

Homes took a median of 14 days to sell and sellers received 94.4% of original list price, meaning they accepted about 5.6% less than asking.

It took about 13 showings for these homes to go pending.

This remains one of the smallest resale categories in Bellevue, which is not surprising given the city's overall price point.

Homes moved quickly, with a median of just 5 days on market.

Sellers received 98.9% of original list price, so they were getting very close to what they originally asked.

It took about 12 showings for these homes to go pending.

Homes took a median of 7 days to sell.

Sellers received 96.3% of original list price, meaning they accepted about 3.7% less than asking.

This range had the highest showing count, with about 15 showings before going pending.

Homes sold in a median of 4 days, and sellers received 100% of original list price.

It took about 9 showings for these homes to go pending.

This one looked strong.

It only took about 7 showings for these homes to go pending.

The luxury market was the standout performer this month, recording the highest number of closed sales among Bellevue resale price points.

Market Summary

Bellevue’s market is not one-size-fits-all right now.

The whole city still looks strong with a median of 10 days on market, but new construction is taking longer, condos have a lot of inventory, and townhomes showed more negotiation.

The standout this month was the upper end of the resale market. The $1.85M and above ranges moved fast, with sellers getting full price or slightly above asking.

That is the part of the market I would keep watching.
